Villa Bellaria – San Terenziano – Umbria

We are pleased to present the project currently underway for the “Bellaria” farmhouse, a development by Miani Group with the creative direction of Interior Designer Emanuela Miani. The complete demolition and reconstruction of the building, covering approximately 500 sqm, is being carried out according to an integrated design that combines contemporary architecture with a sensitivity to the local environment, with completion scheduled for spring 2026.

The property will be renovated to Class A4 standards, ensuring the highest levels of energy efficiency and comfort: a highly insulated building envelope, state-of-the-art systems for heating, cooling and energy management, home automation for intelligent control of the spaces, and sustainable construction solutions with low environmental impact. The interiors, fully signed by Emanuela Miani, will favor natural materials and bespoke finishes, offering an elegant and functional design that enhances light, sightlines and the connection with the surrounding landscape.

The exterior includes a dramatic infinity-edge pool set within a park of oak and olive trees that preserves and enhances the native vegetation, providing privacy and continuity with the rural context. The location offers an extraordinary view that will become a defining element of the living experience.

The estate will be offered on both the high-end short-term rental market and for sale, targeting clients who value design, construction quality and the property’s landscape value. Miani Group manages the project end-to-end, from executive design to construction supervision and the development of the commercial strategy for market positioning.
