Podere I Macci is a 10-hectare estate, fully restored and enhanced by the Miani Group. The project transformed historic farmhouses into a main Villa of 500 sqm and a 120 sqm Guesthouse, built through demolition and reconstruction, in line with high energy efficiency standards (Class A4).
The design, curated by Emanuela Miani, incorporates Feng Shui principles to ensure harmony and well-being throughout the spaces. It blends respect for local rural architecture—using materials such as stone and wood—with contemporary solutions: elegant volumes, large windows, custom furnishings, and smart home technologies. The interiors offer generous and functional spaces, including living rooms with fireplaces, a professional kitchen, formal and informal dining areas, a master suite with walk-in closet, en-suite bedrooms, studies, and wellness/spa areas.
The systems design includes efficient climate control, underfloor heating, a photovoltaic system with energy storage, and water management systems to reduce consumption and environmental impact, aligned with the Class A4 certification. Outside, the green areas are designed to maximize privacy and scenic views. A 5 x 12 m infinity pool, integrated outdoor living area, panoramic solarium overlooking Todi, and a fully equipped BBQ area are currently in development.
The estate will be available for luxury tourist rentals starting in the 2026 season, exclusively managed by the Miani Group, which will offer comprehensive hospitality services, including housekeeping, maintenance, concierge, and tailor-made experience packages (such as food and wine tours, outdoor activities, and private events).
